MORGAN HILL — A veteran home builder has bought a site where plans have been unfolding in recent years to develop a large residential and retail complex in Morgan Hill.

Trumark Homes has bought a vacant lot where Morgan Hill officials had previously approved the development of a project slated to include 101 townhomes and some retail, according to documents filed with the Santa Clara County Recorder’s Office on June 21.

Jasper is the name Trumark is using to market the proposed project, which also is known as Monterey Gateway.

The townhomes will be priced starting from the mid-$800,000s.

The housing development will be built on a triangle-shaped parcel at 18110 Monterey Road at what could be considered the northern gateway to Morgan Hill.

Trumark Homes, acting through affiliate TH Monterey Gateway, paid $25.1 million for the site, the county documents show.

City Ventures Homebuilding sold Trumark Homes the property, which totals about 6.7 acres.

“From its on-site commercial space to its close proximity to Silicon Valley job markets, Jasper embodies the integration of home and office that so many of us are experiencing as part of our new reality,” said Tony Bosowski, Northern California division president for Trumark Homes.

The mixed-use development also includes a small retail building totaling about 2,100 square feet. The retail can be divided into three commercial spaces ranging in size from 600 square feet to 1,100 square feet.

The project would be built at the corner of Monterey and Old Monterey Road just south of where the main road passes under the Union Pacific Railroad tracks.

“Jasper will cater to a wide variety of homebuyers and help create new inventory to support the burgeoning demand in Morgan Hill and surrounding markets,” Bosowski said.

The new housing development site stretches for about 1,200 feet — roughly the length of two blocks — and the approved plans take that visibility into account.

“Our proposal intends to leverage the property’s unique shape to create a dynamic frontage along our long Monterey streetscape,” City Ventures stated in the plans that it submitted to Morgan Hill officials.

City officials approved the project in 2020.

“Access to the project from Old Monterey Road has been designed to create a grand entry, framed by dynamic landscape spaces,” the planning documents state.
