SUNNYVALE — NetApp has put up for sale its huge four-building headquarters campus in Sunnyvale, marking the latest effort by a tech titan to dispose of Silicon Valley or Bay Area properties.
The buildings that NetApp is attempting to sell total roughly 702,200 square feet and are all located in a section of northern Sunnyvale known as Moffett Park. In recent years, Moffett Park has become one of Silicon Valley’s hottest spots for real estate activity.
Less than two years ago, NetApp sold other Sunnyvale properties adjacent to the ones that are now on the market. Google bought the buildings and land, paying $95.6 million for the properties, Santa Clara County public documents show.
All the properties that either NetApp sold to Google or that NetApp now has placed up for sale are on a block bounded by East Java Drive, Geneva Drive, East Caribbean Drive, and Crossman Avenue in Sunnyvale.
Savills, a commercial real estate firm, has circulated a flyer offering the four-building campus to prospective buyers. The Class A office campus is being marketed by Savills brokers John Brady, Peter Hamann, Joseph Brady, and Michael Drew, according to the flyer.
A potential offering price wasn’t listed in the sales package. The properties that were placed on the market occupy about 21 acres.
However, $319.1 million is the current combined value of the four parcels that are being offered for sale, according to documents on file with the Santa Clara County Assessor’s Office.
Sunnyvale-based NetApp didn’t respond to a request for comment.
Property experts have previously told this news organization that NetApp is scouting for a new headquarters location in Silicon Valley, including in San Jose. But it also wasn’t immediately clear whether NetApp would remain in one or more of the Sunnyvale buildings if it completes a sale of the property.
The sales brochure noted that the Sunnyvale buildings are in an area with access to multiple recreational options.
“The site is surrounded by an outdoor amenity area consisting of picnic/patio areas, a beach volleyball court, a pond/fountain, and an open lawn area with walking paths,” Savills stated in the marketing flyer.
Other tech companies are attempting to sell off big buildings.
Oracle, notably, has put on the market an office tower in downtown San Jose as well as some buildings in Redwood City. Oracle says it’s moving its headquarters from Redwood City to Texas.
The NetApp campus package in Sunnyvale also includes two parking garages along with the four office buildings.
The sizes of the four buildings and their assessed values, according to the county Assessor’s Office.:
— 1395 Crossman Ave., 189,700 square feet, valued at $80.8 million
— 1375 Crossman Ave., 189,800 square feet, valued at $73.6 million.
— 1345 Crossman Ave., 189,700 square feet, valued at $50.2 million.
— 1275 Crossman Ave., 133,000 square feet, valued at $114.5 million.
NetApp intends to make some improvements to its Sunnyvale campus, according to the Savills marketing brochure.
“NetApp is constructing a walking path that runs along the interior of the campus,” the sales brochure stated. “The walking path would weave through various features, including a variety of outdoor seating areas, patios, fountains, orchard, sand volleyball, and bocce courts serving as amenities for employees to enjoy.”
